So start working and quit whining. Low sell price also means you will buy the next place for about the same % price lower. You may lose 30k on your house, but you might save 50K on the new place. It is actually a good time to move to a nicer house as long as the place you move has similar market conditions.

 

could you use something other than treated lumber or cedar to build a deck if you satined/sealed it?
