Re: Omr Subcage !!!!!!!!!!!
heres a hypothetical example ..
guy buys a house for 200.000 then the market goes through the roof so his house is now worth 400.000 so he refinances for 400.000 ..
200.000 goes towards the first mortgage 80.000 goes toward a new long bed crew cab dually 10.000 goes towrds a new gsxr 1000 40.000 goes towards a new car for the wife and 50.000 goes toward student loans and 20.000 goes towards credit card bills and such ..
now the market crashes the house is now worth 200.000 again so the guy does a short sale and sells the house for 200.000 and thinks he lost 200.000 but in reality he made 200.000 ...

Lets say I borrowed 100,000 for my house that was worth 100,000.
It"s now worth 40,000 so I owe 60,000 more than it is worth.
Let's say in a couple years I want to move to a nicer house this is worth 200,000.
Normally I would save up 40,000 for the down payment, buy the house, sell my house and then in addtion to the 40K down payment I would have 10-30K in equity in my old house that I could use to pay down the new mortgage, so I only owed $120-150K on the new house.
But the way it is now if I want to move into a new house is I have to save up the same $40K downpayment, but now I also have to pay the amount I am upside down on my current house, so I have to save up 100,000 to get into a new house. I can't afford that so I can't move. There are a lot of people like me so the "next step up from a starter home" home market dries up and their values fall, and it works it's way up the property ladder.
