In your case there's be no hits coz its a primary residence single family home. The hits are for investment properties, 2-4 units, not escrowing taxes and insurance, low credit, etc.

Word - you borrowed directly from your bank/credit union so theres no broker involved and its a lot cheaper with closing costs. but you also have good credit. if your credit sucked you wouldnt be able to get a loan from a credit union.

Its supposed to be junk fees like broker fee, processing fee etc but some banks dont include some things so you can get a real idea by looking at just the APR.
the APR is the bottom line and the rate really doesnt mean anything once the deal is done, right?

word ... nothing better than pulling an almost minty tire out of the tire pile, with nubs still on it with just a nail in it

coz not everyone would qualify at a credit union. and in the subprime era people were using brokers coz they couldnt qualify at chase, citibank, etc. the people with 800 credit scores who used brokers were just retarded

nah youre still making your monthly payments based on your interest rate. apr just takes into account the closing costs and averages it out over 30 years (or whatever term you got) and basically shows that even though you got 4.875% for your rate, with your closing costs you actually paid 5.125% over the life of the loan. Its anumber.

I went to one when I bought my house. My buddy was one. He actually didn't screw me. I wasn't with my credit union yet. 6 years ago when real estate was still booming I got 5.125% 30 year fixed through washington mutual ...
