There are alot of lenders that will not lend in Detroit anymore, and the ones that do cut the appraisals 90% of the time.

90% **** its more then that...apprasials went down 80 percent in oakland county...big equity loss and on top of that fact that the **** suckers arent even entertaining the idea of lowering taxes according to the new appraisals

Appraisal and s.e.v are two different things, appraisals have nothing to do with taxes.

why should it be though...you wanna tax me 8 mill but yet if my props worth 80% of its value then why do i get taxed on 100% of it....but now your telling me that when i build a house from scratch that they appraise for 300k..after the decrease in property value its only worth 240k but yet i should still be responsible for the 2400 a year even though my house is only "WORTH" 240k. As I recall, property taxes are based on the past 5 years appraisals. So, if the property value stays stagnant for 4 years, then booms again, your taxes will be lower than what the property says it should be.

It goes both ways. Right now we're being screwed here in Canton too, but that's the way it is.

dude you have no idea what you are talking about. You live in oxford lets say your crib appraises for 200k your s.e.v may only be 60k. Do you know what s.e.v on your tax bill means?

remember your house is only worth what a bank thinks it's worth. The 8 mill you are taxed is off of the sev not the purchase price or apprasial.

don't take this the wrong way but you have no idea wtf you are talking about. the "winter' tax bill just came out look at your sev value, now ask you next door neibor what his sev value is, guess what you both paying 8 mill, and both your sev is under 100k, in oxford.

ya we are both of course paying 8 mill...8 per thousand. but if the nieghbors house is worth 100k less then shes paying 800 dollars less a year right? i dont know all that nonsence my sisters my cpa
and no i dont know what sev is...at least not the abbreviation.

and i do understand that a house is only worth what the bank tells you its worth. its just i think my taxable vaule on my property taxes should be lower since techniclally its not worth as much anymore
