You should reach out to the pmi company for that. I would get an appraisal on the home done and provide them with a copy of it. Legally they have to drop the pmi if you have 20% equity in your property and wamu has nothing to do with that.

tax assessments are always lower than the actual value which is a good thing for how much is paid in taxes. If it dropped that much in value then yeah he's fucked and has to wait til he's got 20% equity in the property. you could always refi into a combo loan BUT its been a while since Ive done mortgages and Im not sure if they still do combo loans anymore

 

Not 100% sure but I dont think they base it on your tax assessment. I think they do an online value check based on comparable sales in the area but again im not 100% sure on how they work that
