Inspections are not required by any lending institution. An appraisal is required.

An appraisal will tell you the value of your home and is required by all banks to determine what amount they will lend based on the value. The inspection will tell you how many years are left on your roof, about your structure, foundation, plumbing, etc. If there are any issues with any of that you can then negotiate the sales price down a little but a home inspection isnt required by any banks. Ive done plenty of deals where the buyer never got one and I would always recommend they do.

I know the difference. My point was the banks I dealt with all said they wanted a home inspection. I assumed it was standard practice.

Ive never once had to produce an inspection report to a bank and Ive never been asked for one either as a closing stip. And like I mentioned before, I've closed a lot of deals where the borrowers didnt want to have an inspection done. Maybe banks in MI are different but I was licensed in MI too and never was asked for a copy of the inspection report.

Yeah I used to ask people too just coz anyone who buys a home without getting an inspection done is retarded. So I would ask coz if they said no I would recommend that they get one but it was never required by any bank I dealt with.

really? our meat market is a little cheaper than the grocery store and the quality is way better. you should be able to just call them up and as how much for a 1/4 .... also see if there are any cow farms near by, you might be able to go there shoot one yourself, haul it off and have a butcher take care of it for you, get someone else to split the cost, or 3 other people .... that would probably be the most economical way.
