one person doing burnouts or using loud pipes will f*ck it up. I hate getting on people's case about it, but it doesn't take a lot for that one cell phone call to be made.
CALL INDUSTRIAL REALTORS- ask to lease 20,000 square feet, they'll steer you to some monster 100k foot lot.
